. Maintains and troubleshoots of Absorption chillers, Cooling towers, RO plant, control panels etc. 2. Ensures that all preventive & corrective maintenance tasks related to AC systems & controls are performed in conformity with the prescribed work methods, quality standards & safety guidelines. 3. Monitors running conditions of various AC machinery & equipment such as temperature, pressure etc. to comply with maintenance requirements of the Section. 4. Tests & verifies alarm status of assigned AC equipment to comply with routine inspection requirements & standards. 5. Previews drawings, checks the technical data relating to completion and acceptance of new buildings, examines and reviews with superiors the installation snags and follows up as required. Interfaces as required with the Contractor’s field personnel on day to resolve site issues/concerns. 6. Updates & maintains history book of AC spares equipment & parts. 7. Implements maintenance schedule for all A/C systems/ equipment/ spares/ machinery and parts. 8. Ensures regular updating & maintenance of plant history, time cards, fixed asset inventory & other pertinent records, files & documents. 9. Carries-out regular preventive or corrective maintenance tasks for assigned mechanical plant, system or equipment such as Absorption chiller, chilled water systems, all types of pumps, in accordance with prescribed work procedures & practices. 10. Reports significant findings to superior such as mechanical breakdown 11. Checks operational efficiency of chillers 12. Demonstrates proficiency in carrying-out the non-routine commissioning 13. Coordinates closely with BMS personnel to identify maintenance needs & actions as appropriate. 14. Maintains and updates database on mechanical aids/parts/spares/stores to ensure effective monitoring and control of all mechanical inventory. 15. Updates, maintains & ensures the accuracy of maintenance logs for assigned equipment or machinery in accordance with UGL Services’ maintenance standards & procedures. 16. Maintains stock of essential spares and parts for immediate restoration of equipment/machinery. 17. Ensures maintenance of housekeeping standards in the plant & respective work area. 18. Supports Junior Staff in day-to-day tasks as required. 19. Keeps abreast of new developments or demonstrates keenness in learning about the assigned field of specialization. 20. Attends to call-out/remote station duties as required outside normal working hours. 21. Complies with safety/security guidelines. 22. Performs any other related duties as required.
